ARCHITECT'S DESIGN AGREEMENT 

This Architect Agreement is entered into between Stratos Studios ("Architect") and the Owner, effective as of [Date], under the following terms and conditions: 

1. General Nature 

The Owner seeks the services of the Architect to remodel, restructure, and redesign a property located at [Property Address or Description]. The Owner accepts full financial responsibility for the restructuring of the property and has secured financing to fund the project. 

The Architect holds the necessary experience and licenses to fulfil the Owner's needs and agrees to all terms set forth herein. 

Under no circumstances shall any portion of this agreement be fulfilled by a third party without the prior consent of both parties. 

2. Services Provided 

The Architect shall perform or oversee all architectural services and related tasks necessary for the completion of the design and construction contract for the project. Responsibilities include, but are not limited to: 

All services rendered by the Architect shall conform to all relevant state regulations and industry standards. 

3. Administrative Services 

The Architect shall provide the following administrative services until the initial closing of the mortgage for the property. Upon closing, administrative services will cease; however, the Architect shall advise the Owner until final payments have been delivered to both the Architect and any contractors involved. 

4. Design Services 

The Architect understands and will comply with all regulations regarding the design and structure of the property. 

5. Deliverables 

The Architect will provide the following deliverables to the Owner: 

Stratos Studios reserves the sole right to distribute all plans. 

The Owner will be responsible for procuring the following services, as the Architect is not licensed to provide them: 

6. Payment 

All payments owed to the Architect for design services shall be paid within 48 hours of the submission of deliverables. Failure to remit payment within this timeframe may result in the engagement of a collection agency. 

The payment plan is as follows, based on percentages of the total project cost: 

Invoices sent during the design period shall be resolved no later than the property's closing date. Total project costs are estimated but are subject to change due to unforeseen circumstances, such as change orders or alterations in scope. 

7. Schedule 

The Owner and Architect agree to establish schedule goals and requirements. The Architect will adhere to all agreed-upon schedules unless prior written notification is provided to the Owner. 

The Architect agrees to maintain communication with the Owner regarding budget, timelines, and any issues that may arise. 

8. Insurance 

Both parties shall maintain adequate insurance as required by regulations for the duration of this agreement. Proof of insurance policies shall be provided upon request. 

9. Documents 

Upon entering this agreement, the Architect shall provide the Owner with all necessary documentation for approval, either by the Owner or by regulatory authorities. 

The Architect is responsible for coordinating with the general construction contractor to ensure all plans align with the established budget. 

Any required revisions will be implemented by the Architect, who will also provide updated documents to the Owner. 

Any documents requiring government approval shall be submitted by the Owner with assistance from the Architect. 

10. Guarantee Period 

The Architect and any related agents shall conduct a review of all deliverables no later than the 12th month following the conclusion of this agreement. The Architect will check for any defects, recalls, or deficiencies and notify the Owner of any findings. 

11. Acceptance 

By signing below, both parties acknowledge their receipt and acceptance of this Architect's Design Agreement.
